We Bought a Townhouse home in Saint Charles, IL.
My wife and I were having difficulty finding a realtor we felt comfortable with in the Fox Valley area and had been through firing an agent in the past when selling a home, so we were probably being overly selective and cautious, then were referred to Glenn. We were told that Glenn was a nose to   the grindstone kind of sales person who really knows the area and deals equally well with buyers and sellers. It was April ’16 and we weren’t going to be ready to start looking in earnest until June. However, we wanted to get ahead of the game and see a few different homes in various neighborhoods in St. Charles, and Glenn was amenable even though we weren’t going to be ready for a couple of months. It just so happened that we immediately fell in love with one home and the neighborhood. The home had been on the market for over a year with numerous price drops, but Glenn suggested that we throw a flier at it if we really felt strongly about the place. Glenn considered the area, local comps and the amount of time on the market, and other various factors, are we settled on an offer price that we though was strong, but in our favor. We had already sold our home so we didn’t have a contingency, but we had some pretty firm conditions the seller would have to meet, which we let be known when we made our offer. Four days after initially viewing the home we had an excepted verbal agreement, but we were going to have a delayed closing which meant things could get dicey or fall apart in the meantime until we got a contract and took possession of the property. Adding to the existing difficulties; the seller had a really screwed up situation where they had one realtor and lawyer for their sale, but we’re using a different agent and lawyer for their buy. We soon came to the conclusion that it was likely the seller’s personality, was exstremely difficult and unwilling to discuss any exceptions as we navigated the closing process. Glenn did a great job of keeping us engaged and updated, communicating with the various points of contact the seller had (none of whom we’re communicating with one another) and being very professional and level headed during a process with the seller than came thisclose to having us walk away. Not only did Glenn manage us well, but he did so with the seller to – and did a lot of work the seller’s agent probably should have been doing. After four months we got through the whole thing and at the price we wanted. Glenn was steady the whole way and was the same guy at the end of the process as he was the day we met him. He’s was very respectful of our time, listened to what was important to us and advised us in a manner that was completely objective. We discovered during the close process that the taxes on the property we very high and the seller hadn’t ever contested them. Once we closed Glenn got with us and shared his insight on dealing with both the county and city assessor’s office, suggested an approach that would help us get a positive reaction as well as providing a well balanced list of comps to suggest that the assessor use in considering our taxes. Of course Glenn isn’t a tax attorney so he didn’t attempt to guide us in the sense, but he was dead on in advising us in how to really get the consideration of the office and how to deal with personalities he was familiar with there. Five business days later the assessor’s office contacted us to let us know that we were getting a $63K adjustment in our favor. We found Glenn to be true to his word, someone who sets correct expectations and a really great interpreter of personalities and the the market to the favor of the people he is working with. He stayed calm and collected at times we almost lost our minds and really made our deal happen for us. If you want to feel like that after buying or selling and then want to be able to write a really favorable review of who you worked with then my wife and I suggest you call Glenn ASAP!!!Less
